Understanding of the Asset

JSC's principals and board of directors have a deep background in the real estate markets having taken advantage of both the market downturn in the early 1990s as well as its recent boom. JSC is actively tracking all major commercial property types, including office, retail, industrial, multifamily and healthcare, looking to uncover value. Our philosophy is guided by the fundamental premise that predictable cash flow, and not trophy status or popular investment trends, determines asset value. We believe that rigorous due diligence, the use of conservative assumptions in projecting cash flows, and careful assessment of possible downside scenarios are the best methods for consistently achieving our objectives.

Optimal Financing

Although JSC aggressively manages the capital structure of its investments, it has always adhered to a policy of prudent leverage. Our close relationships with financial institutions allow us to obtain excellent terms on financing arrangements, providing each transaction with the appropriate level of leverage combined with an adequate level of downside protection.

Focus on Exit Strategies

In evaluating any investment opportunity, our key consideration is the potential exit strategy. To that end, we focus on making high quality investments in strong markets that should appeal to a wide group of subsequent buyers. We seek investments with multiple exit strategies including private one-off sales, portfolio sales within common asset classes, or repayment by the sponsor/operator due to recapitalization.

Creativity and Execution

JSC's ability and willingness to source, evaluate, and execute complex transactions within a short time frame is a key competitive advantage. We have focused on finding creative solutions involving underperforming and/or improperly capitalized assets, which allows us to make investments at attractive returns while creating value.
